Keeping Control of Investment Risks
At the EXPO REAL 2024 real estate trade fair in Munich (October 7 to 9, 2024), inspection and expert organization DEKRA will be showcasing ways to minimize real estate investment risks. Increasingly, a key role in this is played by technical due diligence (TDD), which not only examines the fabric of a building but also assesses the condition of the building technology and ESG factors.
For buyers and operators, it is a question especially of gauging the follow-up costs in the years ahead. These determine the expenditure that must be planned for maintenance and repairs in the short, medium and long term. The assessment also reveals a building’s actual modernization potential.
In order to establish the structural and technical condition of a building, it is always advisable to conduct adequate due diligence and draw on the expertise of many different experts – whether buying or selling. This applies to all aspects of a building: building fabric, building technology, fire protection, electrical installations, building physics and sustainability. The ESG (environmental, social, and governance) factors must be assessed separately and on a differentiated basis.
